Pet Friendly Bylaws as Applied to Vancouver Condo Buildings

Make sure your Vancouver condo is pet friendly before dropping your deposit or signing that 1 year lease.

Strata bylaws can get complicated yet they are put in place to ensure that everyone is able to enjoy their strata unit peacefully. A little known fact is that all strata bylaws start out the same. When a developer files a final strata plan once the development is complete, a boiler-plate set of strata bylaws as set out by the Strata Property Act immediately applies to that building.

Now strata councils can vote to change bylaws governing the building but must do so with a 3/4 vote of all owners. For this reason bylaws vary from building to building but, because of human nature and the inherent difficulty in reaching a 75% agreement within a group, strata bylaw changes take time.

The key point of this blog is to understand that the STANDARD pet bylaws as set out by the Strata Property Act for any strata building unless changed by the strata council is "one dog OR one cat".

So you have a large yellow lab and a goofy labradoodle. You are out shopping for a condo in Vancouver when you find one you think would be perfect. The MLS listing sheet says ‘No Restrictions' and the listing agent states assertively that "you'll have no problems at all". Do you take their word for it?

No you don't. What you do is have your agent request a copy of the strata bylaws and read them thoroughly. If it's clear that the strata does allow more than one dog that's a great start but you should even dig a little deeper to find out if there are any existing or proposed weight or height restrictions for pets. A chat with the strata corporation president would be helpful.

A little bit of careful due diligence will go a long way to ensuring you don't encounter any surprises with your strata purchase.
